Plumber in Burnt Cabin, OK
Burnt Cabin sits on the west side of Lake Tenkiller, down Indian Road and Burnt Cabin Road — about 20 miles and a little over half an hour from our shop. It is cabin, RV and weekend-house country, and that is a different kind of plumbing from a house in town.

A Burnt Cabin plumber, not a call center
Lake places are hard to get serviced. They are down long roads, they are often empty when the problem starts, and the owner is frequently an hour or more away. We take those jobs. Tell us how to get in, and Dustin will tell you what he found and what it will take before he does anything.
The job is quoted before we start, and the number we say is the number you pay even if it runs long. Calls answered 7 AM to 5 PM; we are not a 24-hour company. Oklahoma plumbing license OK203156.
Most of the water here comes from the Burnt Cabin Rural Water District, which treats surface water, and the rest from wells on the places the line does not reach. District water on a lake main means sediment after every repair upstream, so aerators, toilet fill valves and washing-machine screens are regular small jobs, and they are worth dealing with before a fill valve sticks open in an empty cabin.
Cabins are built light. Piers instead of a foundation, plumbing hung underneath in the open air, a water heater in an unheated closet, and a crawl space with nothing but lattice between the pipe and a north wind. A cabin left cold for six weeks in winter with water in the lines is a cabin that splits, and it usually splits where the pipe leaves the heated space or at a hose bib on the lake side.
The other thing we see on this side of the lake is drainage that cannot fall by gravity. When the cabin sits below the road or below the septic field, the waste has to be pumped, which means an ejector or grinder pump in a basin. Those fail quietly: the alarm is disconnected, nobody is there to hear it, and the first sign is sewage on a floor. If your place has a pump basin, it needs looking at before the season, not after.

Straight about our hours
We are not a 24-hour company
We work 7 a.m. to 5 p.m. and turn up when we say. If something goes wrong after hours, do this first:
Water where it shouldn't be
Shut off the main valve. Once the water is off, it can wait for a proper repair.
You smell gas
Leave the house. From outside, call 911 and your gas company.
Sewage coming up a drain
Stop running water: no flushing, no laundry. Then call us.

Can you winterize a cabin at Burnt Cabin?
Yes. Water off at the meter, or at the pressure tank on a well, lines drained from the lowest point, the water heater dealt with, traps protected, hoses off the bibs, and the pump basin checked if you have one. We can open it back up in the spring with somebody watching every fixture, which is when a winter crack shows itself.
Nobody is at the cabin. Will you go by yourself?
Yes, with your permission and a way in. You will hear what the problem is and approve a flat price before the repair. If it turns out to be worse than it looked, that is on us, not on your invoice.
What will a call out here cost?
One flat price, agreed before work starts, with no hourly rate. Phone estimates and photo estimates are free. If the place has to be looked at first, there is a trip charge and you hear it before Dustin comes. Access is the thing that can change a price out here — a crawl space you cannot get into takes longer than one you can.
