Rough-in and finish
Remodel & New Construction Plumbing in Tahlequah, OK
Remodel plumbing is half of what makes a bathroom or kitchen project run on time. Get the rough-in right and inspected, and the tile, cabinets and paint follow without drama. We do bathroom remodel plumbing in Tahlequah, OK for homeowners and contractors — drains, vents, supply, gas and the finish trim-out — and we quote the whole scope before anybody swings a hammer.

Our approach
The scope is written down before the wall opens
Remodel jobs go wrong over scope, not skill. Somebody assumed the vent could move, or that the new tub filler would land on the old supply, or that the permit was being pulled by the other trade. We write down what we are doing, what we are not, and who is handling the inspection.
Then we quote the whole scope flat. If the framing is not where we expected, that is our risk to carry. And if we open a floor and find something that genuinely changes the job — old pipe with nothing left in it, a vent that was never there — we stop and show you before we touch it.

More about remodel & new construction
Bathroom remodels
Moving or replacing a toilet, tub, shower and vanity. New drains and vents where fixtures move, a new shower valve set at the right depth for your tile, and a trim-out that lines up with the finish you picked.
Kitchen remodels
Sink relocations, a new island with its own drain and vent, dishwasher and ice-maker connections, disposals, and the gas run for a range. Kitchens fail on venting more than anything else, so we plan that first.
Adding a bathroom, laundry or wet bar
New fixtures need drainage with real fall, a vent that works, and supply that will not starve the rest of the house. Additions are also where we find the existing pipe cannot carry what you are about to add.
New construction rough-in
Under-slab or under-floor drainage, water distribution, gas piping, and setting everything for the inspection before anything is covered. Houses, shops, and small commercial restrooms.
Finish and trim-out
Setting toilets, faucets, valves, tub fillers, disposals and water heaters after the finishes are in, then testing every fixture properly rather than a quick run of the tap.
Repiping while the walls are open
If the house still has old supply pipe, a remodel is the cheapest time in its life to replace it. The access is already paid for. We will price it alongside the remodel so you can see the real difference.
You want to move a toilet or a sink more than a few inches
A fixture that moves needs new drain, fall and vent, and the floor structure decides what is possible. This is the decision that has to happen before the tile is ordered, not after.
The house is older than about 1980
More than a third of housing in this county was built in 1979 or earlier. In those houses the supply pipe or the drain stack often cannot be tied into as-is, and finding that out during demolition costs more than knowing it beforehand.
You are adding a bathroom to a house on septic
Oklahoma DEQ's on-site sewage report sets the dispersal requirement from the size of the residence. Adding fixtures and bedrooms can put your system under-sized, which is a different problem from the plumbing inside the wall.
Nobody has said who is pulling the permit
If that question does not have a name attached to it, the job has a hole in it. Inside the city, plumbing and gas work needs a permit and inspections, and nothing gets occupied without a letter of occupancy.
Inside the city limits, remodel plumbing is permitted work. Any job that installs, alters, replaces or converts a plumbing or gas system needs a permit, and rough-in plumbing is inspected before it is covered. The city works from the 2018 International Plumbing Code and the 2018 International Fuel Gas Code.
Two details drive the calendar more than people expect. Routine inspections are booked at least a day ahead and requested between 8 and 10 in the morning, so a rough-in that finishes at 4 PM is not getting looked at that afternoon. And gas piping is not inspected until a drawing has been submitted, then it is pressure-tested at 20 psi. Water lines get a pressure test of not less than the working pressure of the system. None of that is difficult, but all of it is a day if nobody planned for it. We plan for it.
Out in the county the rules change shape. Many places have no local plumbing inspector, and the licensed contractor notifies the Construction Industries Board of work done without a local permit. If your project is on a septic system, the other authority is Oklahoma DEQ, whose on-site sewage report bases the minimum dispersal requirement on the size of the residence — so adding bedrooms or bathrooms is a septic question as well as a plumbing one. We will tell you when your project has crossed into that territory.

Plans, a walk-through and one written scope
We look at the layout, the floor structure, where the existing drains and vents run, and what you have picked out. Then you get a scope and a flat price covering rough-in, inspection and finish.
- 2
Rough-in, then inspection
Drains, vents, supply and gas go in and get tested and signed off before anything is closed up. We book the inspection ahead so it does not hold your other trades.
- 3
We stay out of the way of the other trades
Tile, cabinets, drywall and electric all need their turn. We will tell your builder exactly what we need and when, and we come back for trim-out when the finishes are ready.

Trim-out, test, and hand over
Fixtures set, valves adjusted, everything run hot and cold, drains filled and watched, and the work left clean. Then we tell you what needs doing before you tile over it next time.
- A layout or a sketch with measurements, even a rough one. Where the fixtures go decides most of the job.
- Your fixture choices if you have made them, especially the shower valve, tub filler and any wall-mounted faucet. The valve has to be set for the finish.
- Whether the house is on a slab, piers or a crawlspace, and where the existing drain and vent run if you know.
- Whether you are on city sewer or a septic system, and how many bedrooms the house has.
- Who your other trades are and roughly when they are booked, so the rough-in inspection lands in the right week.
- Do not demolish a wall with a vent or a stack in it until somebody has looked at it. That is the single most expensive surprise in remodel work.
We quote the whole scope flat: rough-in, inspection, and the finish trim-out, with the scope written down so there is no argument later. The number holds through the job. No hourly meter on a project where nobody can predict the hours, including us.
If you want to trim the budget, we will show you where it is safe to do it. Keeping a fixture in its existing location, choosing an accessible route for a new drain, or doing the repipe now rather than opening the same wall twice are all real savings. Moving a toilet across a slab to gain eight inches is usually not.
What changes the price
- How far fixtures move, and whether new drain and vent have to be run
- Slab, crawlspace or pier-and-beam construction, and whether concrete has to be opened
- How many fixtures the project has, and how many of them are new rather than replaced
- The condition of the existing pipe we are tying into
- Permits and the number of inspections the work needs
- Gas work, which needs a submitted drawing and a pressure test before inspection
- Whether we are working around other trades or have the space to ourselves

How much does plumbing for a bathroom remodel cost in Tahlequah?
It depends on whether fixtures move and what you are tying into, so we quote your project instead of an average. You get one flat price for a written scope that covers rough-in, inspection and trim-out. The biggest single factor is movement: a bathroom that keeps its layout costs far less than one where the toilet and shower change places. Call or text (918) 822-7918 with your layout.
Do you work with my contractor?
Yes, and we are used to it. We will tell your builder what we need and when, book our own inspections, and keep out of the way of tile and drywall. If you are running the job yourself, we will tell you the order things have to happen in, which is half the value of hiring a plumber early.
Can I move my toilet to the other side of the bathroom?
Usually, but the floor decides the price. In a crawlspace or pier-and-beam house, new drain and vent are straightforward work. On a concrete slab it means cutting and patching concrete and re-establishing fall, which is a bigger job. We will tell you what your floor allows before you commit to a layout.
Do I need a permit and an inspection for a bathroom remodel?
Inside Tahlequah, yes, where the work installs, alters or replaces plumbing or gas. Rough-in is inspected before it is covered, inspections are booked at least a day ahead and requested between 8 and 10 in the morning, and nothing is occupied until a letter of occupancy is issued. We handle the permit and the inspections as part of the job.
I want to add a bathroom to a house on a septic system. Is that a problem?
It might be, and it is worth knowing early. Oklahoma DEQ sets the minimum dispersal requirement for an on-site system from the size of the residence, so adding bedrooms or bathrooms can put an existing system under-sized. We will tell you when your plan needs that conversation with DEQ before the plumbing is designed around it.
Do you do rough-in for new construction?
Yes — under-slab or under-floor drainage, water distribution, gas piping and the inspections that go with them, for houses, shops and small commercial restrooms. Talk to us at the plan stage rather than the week before the slab pours, because that is when the cheap decisions are still available.
