A Lake Tenkiller plumber, not a call center
Lake Tenkiller has about 130 miles of shoreline and 13,000 surface acres, and a lot of the houses on it are used part of the year. At the north end, in Cookson, better than a third of the housing units stand empty on census day. That is the whole reason lake plumbing is different: nobody is there when a line starts weeping.
So we work to the owner, not just to the house. You get a flat price before the job starts, a plain description of what was wrong, and the truth if the news is bad. The number we say is the number you pay, even if the job runs long. Oklahoma plumbing license OK203156.
We answer calls from 7 AM to 5 PM and we are not a 24-hour company. If a caretaker or neighbor calls you about water running, have them shut the main valve at the meter, or at the pressure tank if the place is on a well, then call us. One more thing for planning your trip out: the Corps of Engineers started replacing the bridge over Tenkiller Dam in October 2025, a job expected to last around two and a half years, so the usual routes around the south end are not what they were.
Winterizing is the job that saves the most money out here, and it is the job most often done badly. Turning a valve off is not winterizing. The water has to be off at the meter, or at the pressure tank on a well, the lines drained from the lowest point, the water heater handled, traps protected and the hoses taken off the bibs. Done properly, a cabin sits through January without a worry. Done halfway, you get a split line inside a wall and a floor to replace.
Freeze damage here has favorite places. Pipe hung under a cabin on piers. A run against the outside of a rim joist. A hose bib on the lake side with a hose still attached. A crawl space open to the wind. A water heater in an unheated closet on an outside wall. When we repair a freeze break, we say what to change so the same fifteen feet of pipe does not break again next winter.
Water at the lake comes from several small surface-water systems — Cherokee County Rural Water District #13 out of Cookson, the Burnt Cabin district, Tenkiller Waterworks — and from private wells on the places no line reaches. District water leaves sediment in aerators and toilet valves after every upstream repair. Well water brings iron staining, sulfur smell in the hot water and grit that eats faucet cartridges. We test before recommending equipment, because the lake is not one water; it is a dozen. The treatment goes in inside the house. We don't work on wells themselves — Oklahoma licenses well and pump work separately — so the well, the pump and the pressure tank belong to a licensed pump installer.
Cabins below the road have a drainage problem gravity cannot solve, so the waste gets pumped up to the septic system with an ejector or grinder pump in a basin. Those pumps fail silently in an empty house. If your place has one, it wants checking before the season starts, along with the shut-off valves and the washer hoses — the three things that cause most of the floors we see ruined.
Last, the rental side. Places on this lake are let by the week, and a turnover day with guests arriving is the worst possible time to find out a water heater is dead. What does winterizing a lake house actually include?
Water off at the meter, or at the pressure tank on a well, the system drained from the lowest point, the water heater dealt with, traps protected so they do not crack, hoses off the outside bibs, and the pump basin checked if the place has one. We will also point out the one or two runs of pipe that are going to freeze anyway unless they get insulated or re-routed.
Do you work the whole lake, or only the north end?
Our home ground is Cherokee County, which is the north end: Cookson, Keys, Welling, the Burnt Cabin side. That is the water we know and the drive we can do properly. If you are down at the far south end, say where you are when you call and Dustin will tell you honestly whether we are the right shop for it.
How do you price work at the lake when you cannot see the house first?
You get a flat price before work starts, and where a problem has to be found first, you get told what finding it costs before we look. Access changes prices out here more than distance does — a cabin on piers with two feet of clearance is a different job from a walk-in crawl space.
Our cabin has an ejector pump for the drains and I do not trust it. Can you look?
Yes. Pumped drainage is common at the lake because the cabin sits below the septic field. We check the pump, the float, the check valve and the alarm, and tell you whether it needs service or replacement. It is far cheaper to find a dead pump in May than to find it with sewage on the floor.
