Plumber in Cookson, OK
Cookson is about 18 miles south of the shop on Highway 82, up in the hills over Lake Tenkiller. Half the plumbing here belongs to houses that are lived in every day and half to places that sit empty most of the year. They fail in completely different ways.

A Cookson plumber, not a call center
More than a third of the housing units in Cookson are vacant on census day, because this is cabin and second-home country. If you own one of those places, you already know the hard part is not the repair — it is getting a plumber to drive out at all, and then trusting what he says about a house you are not standing in.
So we do it this way: Dustin quotes the job before he starts, the price does not move, and you get told what was wrong in plain words. If you cannot be there, say so when you call and we will work out how you get the details and the pictures. Oklahoma plumbing license OK203156.
We answer the phone 7 AM to 5 PM and we are not a 24-hour company. If a neighbor calls you about water running under the cabin, have somebody close the main valve — usually at the meter, or at the pressure tank if the place is on a well — and then call us.
The median Cookson home dates to about 1991, but the range is wide: old lake cabins on piers with the plumbing hanging underneath, newer builds on steep lots, and everything in between. Anything on piers with exposed pipe is a freeze candidate. A cabin left at 45 degrees with a cracked skirting board is a cabin with a split line waiting for the first hard night in December.
Cookson's median age is 56 and nearly a third of residents are 65 or older. A lot of our work here is making a house easier to live in rather than prettier: a comfort-height toilet, a shower valve with a real anti-scald stop instead of one that swings from cold to scalding, a water heater with a working thermostat, and shut-off valves that an older hand can actually turn.
Water comes from Cherokee County Rural Water District #13, which is based right here and treats surface water, and from private wells on the places the district does not reach. Both give us sediment work. Lake and creek-fed surface water leaves grit in aerators and toilet fill valves; well water leaves iron stains and sometimes a sulfur smell. Filtration only works when it matches the problem, so we test first.
The lake itself is the reason for most of the seasonal work: 13,000 surface acres and 130 miles of shoreline, with houses on it that get opened at Memorial Day and closed after Thanksgiving. Winterizing done properly means the water off at the meter, lines drained from the lowest point, traps protected, the water heater dealt with, and the hose taken off the bib. Done badly it means we meet in the spring over a wet floor.

Straight about our hours
We are not a 24-hour company
We work 7 a.m. to 5 p.m. and turn up when we say. If something goes wrong after hours, do this first:
Water where it shouldn't be
Shut off the main valve. Once the water is off, it can wait for a proper repair.
You smell gas
Leave the house. From outside, call 911 and your gas company.
Sewage coming up a drain
Stop running water: no flushing, no laundry. Then call us.
Can you winterize a cabin at Cookson and open it again in the spring?
Yes, and it is worth doing right. Water off at the meter, or at the pressure tank on a well, lines drained from the low point, the water heater handled, traps protected, hoses off the bibs. In spring we turn it back on with someone watching every fixture, because that is when a line that cracked in January finally tells you about it.
I am not at the property. Will you still go out?
Yes. Tell us how to get in and who can let us in, and we will tell you what we found before we do the work. You approve a flat price first. If the news is bad, you hear it from the plumber who saw it, not from an office repeating a message.
What does it cost to get a plumber this far out?
Cookson is about 18 miles from the shop. Estimates over the phone or from a texted photo are free. If the job has to be seen first there is a trip charge, told to you before Dustin sets out. After you approve the job it is one flat price, not an hourly rate, and what moves that price is access and what the repair involves.
The water at our place leaves orange stains and grit. Can you fix that?
Usually yes, once we know which it is. Orange staining is iron in the water, and the filter for that goes in inside the house. Grit in the aerators after a main repair is a district problem and often just needs filters and a good flush. We test the water, then recommend the smallest piece of equipment that solves it.
