When the cold wins
Frozen & Burst Pipe Repair in Tahlequah, OK
A hard freeze here does not ask whether your house was ready. Water expands as it turns to ice, the pipe splits, and you find out when it thaws and starts running. We thaw lines, repair splits, and set houses and cabins up so the next cold snap does not do it again.

Our approach
Find the split, fix the split, then fix the reason
A burst pipe has two problems: the hole, and whatever let that section freeze in the first place. Patching the hole and leaving the pipe hanging in the same cold draft just books next winter's call.
So we repair the break and then tell you what we saw: an uninsulated run in a crawlspace, a hose bibb with no shutoff, a skirting panel off a mobile home, a line pinned against a vent. Fixing those is usually small money compared to another burst. We quote the job before we start, and the number we say is the number you pay.

More about frozen & burst pipes
Thawing a frozen line
Finding the frozen section and thawing it safely, without a torch. Once water moves again we check the whole run for splits, because a pipe often leaks only after the ice lets go.
Burst pipe repair
Cutting out the split and repairing the line, in a crawlspace, under a mobile home, under a cabin or inside a wall. If the run has burst more than once, we talk about re-routing it instead.
Split hose bibbs and outdoor faucets
The most common freeze break there is, and the sneakiest. A frost-proof outdoor faucet with a hose left on it can split inside the wall and only show itself when you open the valve in spring.
Houses off city water
Most of the county is not on Tahlequah city water, so a freeze out here can take the whole water supply with it. We work the house side: the line where it comes into the house, the exposed runs under the floor, and the plumbing inside. The well, the pump and the pressure tank need a licensed pump installer, because Oklahoma licenses that work separately from plumbing.
Winterizing a cabin or a rental
Draining the system, blowing out lines, protecting traps and the water heater for a place that will sit empty, and opening it back up in spring.
Prevention that actually works
Insulating the runs that matter, cutting off the draft that reaches them, fitting shutoffs for outdoor faucets, and putting heat tape only where it belongs.
One faucet gives nothing on a cold morning
The rest of the house is fine but one fixture has no water, or a trickle. That line is frozen somewhere between the house and the source.
Water came back, and now you hear running
A split does not leak while it is plugged with ice. The sound of water moving when nothing is turned on, right after a thaw, means it has let go.
Frost, bulging or a split you can see
A section of pipe with frost on it, or a swollen spot, has already been stressed. Copper splits along the length; PEX usually swells and then fails at a fitting.
Wet ground, a damp floor or a running meter
Water under the house, a stain on the ceiling under a bathroom, or a meter dial that turns with every tap shut off. Any one of those means a line is open somewhere.
This is not a mild winter. The National Weather Service record for Tahlequah shows an average of 72.7 days a year at or below freezing, with 21.3 of them in January and 18.1 in December, plus about 4.7 days a year below 10 degrees. The record lows are 13 below in January and 14 below in December. Most winters do nothing. Then one week does all the damage at once.
The houses here give the cold a way in. The typical Cherokee County home was built around 1989, and a great many sit on pier and beam or over an open crawlspace, with supply lines running under the floor in moving air. Nearly one housing unit in five in the county is a mobile home, where the water lines run in the underbelly and a single missing skirting panel aims a draft straight at them.
Then there are the lake places. Lake Tenkiller has 130 miles of shoreline, and the cabins on it sit empty for weeks in the coldest part of the year with nobody there to notice a split until the water is running down the road. Most of the county is not on Tahlequah city water either, so a freeze out here can hit the well equipment outside as well as the house piping. We repair the house piping.
- 1
Shut the water off, then call
If water is running, close the main first. Then call Dustin at (918) 822-7918, or text. Tell us what you have: no water at one tap, water running under the house, or a place you cannot get to.
- 2
We find it, not just the puddle
Water travels. We trace the line back to the actual split, check the rest of the run for other damage, and look at what allowed that section to freeze.
- 3
Flat price before the repair
You hear what is broken and what the repair costs before any pipe is cut. If several sections have gone, we tell you where a re-run beats a set of patches.
- 4
Repair, test and protect
We make the repair, turn the water back on, watch every fixture, and then do the small prevention work you approved while we are already under the house.
- Find your main shutoff and close it. In most houses it is where the line enters, in a crawlspace, a utility closet or beside the water heater.
- No inside valve? Open the meter box at the street and close the valve there. A meter key from the hardware store beats a pair of pliers.
- On a well, switch off the pump breaker as well, then open a faucet to drop the pressure.
- Open a hot and a cold tap at the lowest point in the house to drain the lines and take the pressure off the split.
- If the water heater is empty or you are unsure, kill its breaker or turn the gas control to OFF. Electric elements burn out dry in minutes.
- Do not thaw a pipe with a torch, a propane heater or an open flame. House fires start this way every winter.
- A hair dryer or a space heater aimed at an exposed pipe is safe, if you keep it away from insulation and stay with it.
- If water is coming up at the meter box or on the street side of the meter, call Tahlequah PWA at 918-456-2564. That side of the meter is theirs, not yours.
One split in a good line is a repair, and that is most calls. We cut out the damaged piece, put in new pipe and fittings, and pressure-test it.
When the same run keeps freezing, or when an old galvanized or thin-wall line splits in several places at once, patching is throwing good money after bad. Re-routing that section into conditioned space, or repiping it properly, costs more once and then stops costing. We will tell you which one you are looking at and let you decide.
We quote at the house, after we have found the break. A split you can see in an open crawlspace and a split behind a tiled shower wall are different jobs, and we will not pretend otherwise over the phone.
The price is flat and agreed before we start, including the work of getting to the pipe. If prevention work makes sense while we are under there, it is quoted separately so you can say yes or no to it.
What changes the price
- How many breaks there are, and whether they are on the same run
- Where the pipe is: crawlspace, mobile home underbelly, wall or slab
- Pipe material and how the existing line was put together
- Whether the section should be repaired or re-routed
- Access and travel for a cabin or a property nobody is living in
- Any insulation, heat tape or shutoff work you add on

Frozen & Burst Pipes questions, answered

At what temperature do pipes freeze in Oklahoma?
Damage usually starts when the air around the pipe sits in the low twenties for hours, and it depends far more on wind and exposure than on the thermometer alone. Tahlequah averages around 73 days a year at or below freezing and about five below 10 degrees, so the risk is real most winters.
Should I leave a faucet dripping?
In a hard freeze, yes. A thin stream on the fixture farthest from where the water comes in keeps water moving and relieves pressure between an ice plug and the tap. Open the cabinet doors under sinks on outside walls too.
How do I know if a pipe burst?
Water where it should not be, a tap that stopped and then came back with a hiss, or the sound of running water with everything turned off. Shut the main and see whether the noise stops. If it does, you have an open line somewhere.
How much does it cost to fix a burst pipe?
It depends on where the break is and what it takes to reach it, so we price it at the house after we find it. What does not change is the method: one flat number, told to you before we cut, and no hourly meter.
Can you winterize my cabin at Lake Tenkiller?
Yes. Draining down, blowing out the lines, protecting the traps and the water heater, and opening it back up in the spring is work we do around the lake. Call before the first hard forecast, not after.
My mobile home has no water but the neighbors do. Is it frozen?
Usually yes. Mobile home water lines run in the underbelly, and a missing skirting panel or a torn belly wrap lets cold air sit right on them. Check the skirting and the crossover line under the home first.
Do you come out at night when a pipe bursts?
No. We are not a 24-hour company and calls are answered 7 AM to 5 PM. The most useful thing at 2 AM is your main shutoff, which is why we would rather you knew where it is before you need it. Call us first thing and we will get you on the schedule.
